Kottawa is the gateway suburb: the Southern Expressway (E01) begins here, the Makumbura Multimodal Transport Hub links expressway buses with the Kelani Valley railway, and High Level Road ties it to Maharagama, Nugegoda and the city. Few suburbs have had their fortunes changed by infrastructure the way Kottawa has.

It's first-home territory: young families priced out of Nugegoda and Maharagama build here, where land still averages under Rs. 1.5M a perch, while investors buy along the corridors betting on the expressway effect. NSBM's Green University at nearby Pitipana adds a student rental market to the mix.
